This page is based on a recent roof repairs Rainham Kent project where we were contacted by a homeowner after they noticed damp staining appearing around their chimney breast following several weeks of heavy rain.

They had initially assumed the chimney itself was leaking, but after carrying out a full roof inspection, we discovered the real problem was failed lead flashing at the base of the chimney stack.

Step 1 – Meeting the Homeowner & Investigating the Leak

Whenever we arrive at a roof repair, I always like to speak with the homeowner before climbing onto the roof.

The customer explained they had noticed a damp patch slowly appearing on the chimney breast inside the spare bedroom. It wasn’t dripping, but every time it rained heavily the stain became slightly darker.

Before getting the ladders out, we carried out a full inspection around the outside of the property.

We looked for:

Damaged lead flashing
Cracked chimney mortar
Missing roof tiles
Blocked gutters
Signs of water staining beneath the chimney

From ground level, everything looked fairly normal, but I could already see that part of the lead flashing wasn’t sitting tightly against the brickwork.

That was enough to warrant a much closer inspection.

Step 2 – Safe Roof Access & Close Inspection

After setting up our access equipment safely, we climbed onto the roof to inspect the chimney properly.

Once we were at roof level, the problem became much clearer.

We found:

Lead flashing lifting away from the chimney
Cracked mortar inside the lead chase
Small gaps allowing rainwater behind the flashing
Moss growing where moisture had been trapped
Signs of previous repairs using roof sealant

Unfortunately, someone had attempted to repair the flashing several years earlier using roofing mastic rather than repairing it correctly.

The sealant that was used had dried out and cracked, allowing water to penetrate once again.

Step 3 – Removing the Failed Flashing

Rather than sealing over the problem again, we removed the affected flashing completely.

This is always the best approach because temporary repairs rarely last.

After removing the old flashing we found:

Loose mortar inside the chase
Damp brickwork behind the flashing
Small areas of deteriorating pointing
Early signs of water staining beneath the roof tiles

Everything was cleaned thoroughly before any new materials were installed.

By removing all the failed materials first, we could be confident the new flashing would create a long-lasting watertight seal.

Step 4 – Installing New Lead Flashing

With the chimney prepared properly, we installed brand new Code 4 lead flashing.

The repair included:

Cutting fresh lead to size
Installing stepped flashing correctly
Dressing the lead neatly over the roof tiles
Repointing the lead chase
Securing every section firmly into the brickwork
Checking overlaps to ensure complete weather protection

Good lead work isn’t just about stopping leaks, it’s also about allowing the lead to naturally expand and contract with changing temperatures without splitting.

Taking the time to install it correctly now helps prevent future problems.

Step 5 – Inspecting the Rest of the Roof

While we were already working on the chimney, I carried out a full inspection of the surrounding roof.

During this inspection we also found:

Two cracked roof tiles nearby
Minor moss growth
Gutters beginning to collect debris
Ridge tiles still in good condition

We replaced the damaged tiles before leaving, preventing another potential leak from developing.

It’s always worth checking the surrounding roof while access equipment is already in place.

Step 6 – Final Checks and Customer Walkthrough

Once the flashing had been completed, we carried out our final inspection.

We checked:

Flashing joints
Mortar finish
Lead positioning
Water run-off
Tile overlaps
Chimney pointing

Finally, we photographed the completed repair and showed everything to the homeowner so they could see exactly what had been done.

The customer was relieved that the leak had been identified before it caused major internal damage.
