This page is based on a recent roof repairs Teynham project where we were called out to a property with a persistent leak coming through the upstairs ceiling. The homeowner had noticed a damp patch getting worse after heavy rain, but from ground level the roof looked fairly normal.

Once we inspected it properly, we found the problem had started with a cracked roof tile, but because it had been left for some time, water had found its way through the felt and into the timber below.

Step 1 – Arriving at the Property and Speaking With the Homeowner

When we arrived at the property in Teynham, the first thing I did was speak with the homeowner and ask when they first noticed the problem.

Perished underfelt beneath the damaged area
Early signs of timber staining from water ingress
Moss build-up holding moisture around the affected section

From the ground, the roof didn’t look too bad, but close inspection showed the cracked tile had been letting water through for some time.

Step 3 – Removing the Damaged Tiles

We carefully removed the cracked tile along with the surrounding tiles so we could inspect the felt, battens and timber underneath.

This is where the real issue became clear.

The cracked tile had allowed rainwater to pass through during heavy weather. Because the underfelt was aged and had split, the water had then reached the timber battens below.

Some of the timber was damp and beginning to soften. It had not completely failed, but if left much longer, it could have led to more serious roof timber rot.

At this stage, we explained everything clearly to the homeowner and showed them photos of the damage before continuing.

Step 4 – Repairing the Damaged Roof Area

Rather than just replacing the cracked tile and leaving the hidden damage behind, we carried out a proper repair.

The work included:

Removing damaged tiles from the affected section
Cutting away failed felt
Replacing damaged timber battens
Installing new breathable roofing membrane
Refitting surrounding tiles securely
Replacing the cracked tile with a matching tile
Clearing moss from the repair area
Checking nearby tiles for movement or cracking

This ensured the roof was watertight again and not just patched over.

Step 5 – Checking the Surrounding Roof

Step 6 – Final Water Check and Clean-Up
